Proposed Athletics Complex at Orchard Ridge
On October 20, 2026, OCC’s Board of Trustees voted to approve a Ground Lease Agreement with Little Caesars AAA Hockey Club (LCAAA). This partnership advances the vision that began taking shape in June 2024 to bring greater vibrancy to student and community life at Orchard Ridge.
With the Board’s approval, OCC and LCAAA will continue working together to develop a joint athletic complex and hockey facility on the campus in Farmington Hills. Planning will continue on important details, including facility design, costs, timelines and operations.
On June 17, 2025, OCC’s Board of Trustees approved an agreement on fundamental terms
to move forward on a shared vision with the Little Caesars AAA Hockey Club (LCAAA).
This initial agreement establishes a framework that will lead to a strategic plan
for OCC athletics and a new facility for LCAAA.
OCC is currently exploring the possibility of a public-private partnership to develop
a new athletics complex on the Orchard Ridge campus, which would include a new field
house built and operated by OCC, and a hockey arena built and operated by LCAAA. Once
completed, the new sports and hockey complexes would create a cornerstone for OCC’s
vision of a Health and Wellness focus on the campus to coincide with a new state-of-the-art Health Science facility planned to open in the Fall 2027. The new Athletics Complex Project would also enable
the College to expand its athletic programs and potentially establish a physical therapy
assistant degree program and other related programs. The new sports facilities are
tentatively projected to open in 2029.
Frequently Asked Questions
Frequently Asked Questions will be updated as the project evolves.
Updated: 10/27/26
Phase 1 is currently anticipated to be completed by mid-2029. This is a preliminary schedule and remains subject to design development, required approvals, and construction progress.
With the agreement in place, the project is moving into its design phase. Phase 1 is intended to support the athletic needs of LCAAA and OCC. The building size, specific amenities, and overall layout are still being developed, so it is too early to provide a definitive description of the complex.
A construction manager has not yet been selected. The project team currently anticipates issuing a request for proposals for construction management services later this year, subject to the project’s planning and procurement schedule. That process will help identify the team responsible for managing construction.
Perkins+Will has been selected as the lead designer. Contracts for additional architectural and engineering services related to the interior fit-out are being finalized following an earlier procurement process. Those appointments remain subject to completion of the contracts.
The initial lease term is 35 years, with options for LCAAA to renew in five-year increments under the terms of the lease.
Traffic is an important consideration for campus users and nearby residents. A completed traffic study found no significant impacts to current traffic patterns or infrastructure on Farmington and Orchard Lake Roads under the conditions evaluated. That finding does not mean traffic volumes will remain unchanged or that congestion could never occur, particularly around events. The study’s conclusions should be understood within the scope and assumptions of that analysis.
The total project cost has not yet been finalized and will be determined as design is completed. Under the current arrangement, OCC will cover its portion of the joint facility and LCAAA will cover its portion. Costs for shared elements, such as parking lots and landscaping, will be shared by OCC and LCAAA; this does not necessarily mean an equal split. Specific dollar amounts and the allocation of shared costs are not provided at this stage.
The athletics complex project will bring all OCC athletics to one central location at the east end of our Orchard Ridge Campus on unused land that is currently grass field and parking lot. OCC is partnering with Little Caesars AAA (LCAAA) Youth Hockey Club on the project and the first phase will see a softball field, field house, and hockey arena constructed. Together we’ll create an active and vibrant athletics campus that benefits OCC and the local community.

Community Engagement Forum Feedback
OCC recently hosted engagement forums for college and community members in July and August. Nearly 100 individuals joined in an active discussion to ask questions and learn more about the proposed Athletics Complex. This is a summary of the feedback collected with three overarching themes: College and Community Benefit, Athletics Complex Partnership Opportunities, and Key Success Factors.
Themes
- Creates a level of vibrancy and an active campus environment that doesn’t currently exist, and may not be achieved with a single development, such as a fieldhouse, softball field, and associated parking.
- Influences the advancement of college programs and expands student opportunities through immediate and future programmatic partnerships (e.g., health sciences, culinary offerings).
- Creates and strengthens community and regional participation, building excitement that leads to a broader reach for OCC’s brand and future enrollment and retention opportunities.
- Provides community access to unique facilities that wouldn’t otherwise exist without LCAAA assets, such as public skating and ice time, workout facilities, Special Olympics events, etc.
- Increases OCC’s competitive advantage among peer institutions with elevated facilities and expanded athletics.
- Increases property values, improves infrastructure and enhances site development through private investment—while retaining college land ownership.
- Allows for community and college use (especially ice time!) and expanded services and offerings for OCC.
- Creates opportunities for on-campus food options so students don’t have to leave between classes.
- Offers younger students early exposure to OCC, its campus, and the higher education experience.
- Brings potential for medical services and health sciences on campus, and creates opportunities for academic growth and programming.
- Ability to attract, recruit and retain top athletic talent and coaching.
- Provides space for large events (graduation, ceremonies and community meetings).
- Positions OCC on the leading edge of this type of project, while gaining a competitive advantage over peer institutions.
- Generates regional economic impact through the initial project, and potentially long-term impact with influx of visitors to campus.
- Support from all constituencies, including employees, students, alumni and the community.
- Set clear expectations and define the partnership among OCC, LCAAA and the community.
- Move quickly and open on time!
- Clearly define maintenance and management responsibilities.
- Provide additional support for Orchard Ridge campus facilities staff.
- Prioritize students and community first.
- Incorporate a diverse Steering Committee.
- Incorporate community input and involve continuous engagement.
